Every HL&S project follows a structured three-phase process designed to remove surprises, keep you informed, and deliver a build that matches your vision. Each phase has clear deliverables, defined milestones, and a team accountable for every detail. You’ll always know where your project stands, who’s responsible, and what comes next.

Phase 1: Design

Your Vision, Made Real Before We Break Ground

Great builds start with great design. Whether you’re working with our in-house team or your own architect, we begin every project by understanding how you want to live in the space. We walk the site together, study the land, and develop a concept that fits: your lifestyle, your lot, and your budget.

You’ll see your home in 3D renderings before construction begins. We refine the design collaboratively until it’s right, then lock it down with a full set of drawings ready for permitting.

What happens in this phase:

  • Discovery meetings to understand your goals, style, and how you want to live in the space

  • Site analysis: sun exposure, views, terrain, access, privacy

  • Concept design, floor plans, and elevations developed and refined

  • 3D renderings so you can see the finished space before we build it

  • Regulatory review: zoning, setbacks, permits, building scheme compliance

  • Coordination with engineers and specialists as needed

  • Final design sign-off before moving to pre-construction

Phase 2: Pre-Construction

Every Detail Planned Before We Start

Pre-construction is everything that happens before we break ground, and it’s often the most important part of the process. This is where your project goes from vision to plan: selections are made, budgets are built and validated, and a construction schedule is locked in.

Our goal is to enter construction with clarity, confidence, and a roadmap that sets your project up for success. By the time we mobilize, there’s a complete handoff package in place: approved budget, scope definition, schedule, risk notes, permit status, and selections, all documented and reviewed together.

What happens in this phase:

  • Full scope review and verification against construction drawings

  • Guided selection process: finishes, fixtures, materials, hardware. Tracked with deadlines

  • Pre-construction agreement to cover design, engineering, or 3D modelling costs

  • Preliminary rough budget based on project scale, style, and site requirements

  • Detailed validated budget with line-item breakdown, transparent markup, and recommended 10% contingency

  • Construction schedule with start date, milestones, and critical-path dependencies

  • Introduction to your dedicated Project Manager and setup on our project management platform

  • Complete handoff package reviewed and confirmed before mobilization

Phase 3: Construction

Built with Discipline, Communication, and Care

With a solid plan in place, we build. Your Site Lead is on site daily managing trades and quality control. Your Project Manager oversees scheduling, budget, and communication, keeping you informed through daily logs, weekly summaries, and a standing weekly meeting.

You’ll have ongoing visibility into your project budget through your project dashboard, with reviews as needed. When changes happen, they’re documented, priced, and approved before work proceeds. No surprises.

What happens in this phase:

  • Site mobilization: access, fencing, excavation, utilities

  • Daily oversight by your Site Lead, weekly coordination by your Project Manager

  • Daily logs and photos uploaded to your project dashboard

  • Weekly client meetings: progress, upcoming decisions, budget, schedule

  • Ongoing budget visibility with reviews as needed

  • Change orders documented and priced before work proceeds

  • Scheduled inspections at each stage: foundation, framing, insulation, mechanical, final

  • Internal quality checks at every milestone

  • Safety protocols enforced on every site: PPE, safety binders, all visits scheduled in advance

  • Final walkthrough, homeowner orientation, and handover with warranty and care package

  • 3-month and 12-month follow-up walkthroughs
