How We Price — And Why You’ll Always Know Where You Stand
Most builders quote a fixed price. For the majority of our work, we take a different approach, and there’s a good reason. Our preferred model is cost-plus, meaning you pay the actual cost of materials, labour, and subtrades, plus a transparent company markup. Every dollar is visible. Every invoice is itemized. There are no hidden costs, inflated allowances, or end-of-project surprises.
We believe if you can’t show your numbers, you shouldn’t be charging them.

In a cost-plus model, you pay the real cost of your build (materials, labour, and subtrade invoices) plus a standard company markup agreed up front in your contract. The markup covers coordination, overhead, and our commitment to delivering a quality build.
This is different from a fixed-price contract, where the builder’s profit is buried in the quote and you never see the actual costs. With cost-plus, there’s nothing hidden. You see what we pay, and you see what we charge.

Transparency isn’t just our pricing model. It’s how we operate. We chose cost-plus because it eliminates the adversarial dynamic that fixed-price contracts can create. When the builder’s margin is hidden, there’s an incentive to cut corners. When the margin is visible, there’s an incentive to earn your trust.

While cost-plus is our recommended approach for most custom residential projects, we understand it’s not the right fit for every situation. We also work on a fixed-price basis when the project calls for it, including tendered commercial and institutional projects, and smaller defined-scope residential work. We’re happy to discuss which model makes the most sense for your project.

Open-book doesn’t mean open-ended. We build a detailed budget before construction begins, validated with real quotes from trades and suppliers. We recommend a minimum 10% contingency for site conditions, design refinements, or changes during construction.
You have access to your project budget through your dashboard at all times. Your Project Manager reviews financial status with you regularly and flags anything that could affect the bottom line before it becomes a problem.
